Q: What type of standard do you use to inspect?
A: The most common standard utilized for commercial inspections is ASTM E2018-08. This commercial inspection standard is what we use. It helps all parties understand the scope agreed to for the inspection including the systems or areas to be inspected, and is used as a guide to develop inspection scope and procedure.
Depending on your needs or accepted risks, due diligence period, and property type, the inspection can be fully technical requiring additional specialized contractors, or simply a general condition assessment. Common terms are PCA (property condition assessment) and PCR (property condition report). We always provide a comprehensive thorough report tailored to fit your needs!

A: Kentucky Commercial Inspectors inspects all types of commercial real estate located anywhere in the United States, including warehouses, manufacture plants dealerships, office complexes such as high-rise, single-tenant, multi-tenant, hotel, motel, resorts, luxury, retail such as malls, strips, big box, multifamily including apartments, townhouses, mobile home communities; student, senior, nursing home, places of worship, including any large or small structure.
Q: What is the scope of a commercial inspection?
A: The scope describes the areas, components, and systems that are included in your commercial inspection. You will decide on the scope, based on your needs and expectations. The scope will be included in the written proposal that we agree to. The scope of the inspection will also dictate the cost. The inspection is not technically exhaustive.
Q: How much does the inspection cost?
A: It depends on the level of inspection you need. Each commercial inspection is tailored to suit your needs, therefore pricing varies. Q: Will you fix the issues you find during the Inspection?
A: No, Kentucky Commercial Inspections does not offer any repair work on properties inspected. This is for your benefit as it assures that there will never be a conflict of interest by the inspector. Pacific Northwest Building Inspections’ purpose is to provide an unbiased, objective third party report on the condition of the property at the time of the inspection.
Q: When will you receive the inspection report?
A: Depending on the scope or size of the inspection reports are emailed late that evening or within 24 hours of the inspection. Some inspections such as a large hotel facility may take a few days to inspect and a few days to generate all reports.
Q: What types of payment do you accept and when is payment due?
A: We accept all major credit cards, cash, or checks. Payment is due at time of inspection. Larger inspections require a deposit which can range from 10%-50%.
